Types of Dwellings
For our hybrid sustainable housing we need 30 dwellings with a minimum of 3 dwelling types. Looking at some of my statistical research from Major Project Preparation I found the average age of residents living in Peckham is 32 as well as 18- 29 year olds also being a popular age range in the area. This helped me choose what type of dwelling to go for. I have decided on:
- Duplex Apartments. These are apartments connected to two floors and presents a more 'house like' feeling. They are popular among adults with a small/ and or young family as they are larger than a flat but not as large an investment.
- Studio Flats. This is a flat containing one main room, the bedroom, living room and sometimes the kitchen are all one shared space and is usually popular among young adults due to them being small and affordable.
- Shared Living. Popular among students and young adults, shared living is usually made up of two bedrooms with a separate living and kitchen space. They usually have a relaxed feeling to them as well as cater for more privacy than a studio flat.
I looked online on websites such as Zoopla and Savills for apartments and flats for sale or to rent, as this gave me an idea of what is expected for each one as well as gave me an average sqm to go for:
- Duplex Apartments are usually, 2 x floors, 2 x bedroom, 2 x bathroom, 1 x living and around 123sqm.
- Studio Flats are usually, 1 x floor, 1 x living space (including bedroom), 1 x bathroom, 1 x kitchen (but this can also go in the living space). They are around 38sqm.
- Shared Living spaces are 1 x floor, 2 x bedroom, 2 x bathroom, 1 x living and around 78sqm.
I then followed this up with some research into the 'Greater London Authority Housing Design Standards' (page 48). Here is states:
- Duplex Apartments > two storey dwelling > 2 bed, 4 people > 83sqm
- Studio Flats > single storey dwelling > 1 bed, 2 people > 50sqm
- Shared Living > single storey dwelling > 2 bed, 3 people > 61sqm
Therefore based on research into the demographic, the basic requirements and what is already on offer in the London area the final sizes I am going to go for for each dwelling and the quantity of each is:
- Duplex Apartments- 100sqm x 12 dwellings
- Studio Flats- 50sqm x 10 dwellings
- Shared Living- 70sqm x 8 dwellings
- TOTAL OF - 2260sqm
