Pin Up

 For the pin up on Monday we were expected to show our:

  • Site Choice - where will our sustainable hybrid housing be?
  • Functional Programme - what spatial requirements/ functions will the building have?
  • Brief Development - who is the client, who will the building attract?
  • 3 Initial Massing Options - some design choices. 
Below shows the boards I submitted for the pin up. 

Firstly I looked at the site, I am choosing a site that is behind my pocket park from the Major Project module. I felt this was the best choice as it will become an extension to the research I had already done into re-imagining Peckham's misused spaces. I had to look into some of the surrounding buildings that would be around the site as well as the shops and homes I will need to demolish in order to build. Although it is arguably un-sustainable to knock down existing homes and shops, in this case I feel it is necessary in order to regenerate the space to the best standard. 

I then show the adjacency diagram I feel suits the space best. I want the restaurant to be on the face of the road to draw in the most attention and so that will be north facing. To the east of the site will be the entrance into the offices as this will act as an extension of the pocket park and continue the ideology of bettering the 'working from home environment' by providing small businesses a secure and effective place to work. Lastly the dwellings will be to the west of the site so they can have their own private access from the road. I feel this is important as it will give the dwelling owners a better sense of home and independence. 


For the dwelling types I felt it was best to look at the age statistics in the area. This is something I researched in the Major Project preparation and found that the average age of people living in Peckham is 32. This helped me choose the types of dwellings as it helped me look at what will be most in demand. So the dwelling types I am going for are:
  • Duplex Apartments- a two floor apartment, will be most suitable for young families they are larger than a flat and less of an investment than a family home. 
  • Studio Flats- one main room, they're a popular choice among young people, especially university students on a budget.
  • Shared Living- two seperate bedrooms and shared living space, again a popular choice among young people that want to live together. 
The restaurant will continue on from the ethics of the pocket park and be ran by a small independent business. I feel it is important to have one restaurant rather than a continuation of the market stalls as it allows the business to develop further and it will help create a sense of routine for some people. The restaurant will be a place for office workers to hold informal meetings or staff meals together, as well as provide food to others visiting from Rye Lane. It will be important to look at what type of restaurant eg. burgers and chips, vegetarian, high end etc. and to do this, looking at the age demographic again will be important. Also looking at what food can be locally sourced, can any produce be grown within the building etc. 

The sqm for each dwelling is:

  • Duplex Apartments- 100sqm x 18 apartments = 1800sqm
  • Studio Flats- 50sqm x 13 = 650sqm
  • Shared Living- 70sqm x 12 = 840sqm 
  • TOTAL = 3290sqm
The sqm for the restaurant is: 
  • 40 covers an hour x 1.5m2 per customer = 60sqm
  • Toilets, kitchen, waiting area etc. = 40sqm
  • TOTAL = 100sqm
The sqm for the offices is: 
  • 50 people x 5sqm = 250sqm
  • Toilets, garden, small cafe, = 50sqm
  • TOTAL = 300sqm
TOTAL SQM IS 3690sqm.
